How Much Does an Asphalt Shingle Roof Replacement Cost in Southern Maine?

That is our current planning range for a straightforward asphalt replacement with approximately 2,000 square feet of roof area, one existing shingle layer to remove and no decking repairs.

The example includes CertainTeed Landmark shingles as part of a complete CertainTeed Integrity Roof System, removal, disposal and cleanup, with standard manufacturer warranty coverage. Final pricing depends on your roof and the agreed scope.

Start with roof area, not living space.

When homeowners ask what a new roof costs, the first thing we need to establish is how much roof there is. A home’s listed living area is not the same as the surface area of its roof. Pitch, overhangs, attached roofs and the shape of the building all affect the measurement.

For the 2,000 square foot example above, the range works out to about $6 to $7 per square foot of roof area. That is a way to understand this example, not a fixed rate for every roof.

A contractor may also measure in roofing squares. One roofing square equals 100 square feet, so 2,000 square feet is 20 roofing squares.

What does that replacement price include?

Our starting example uses CertainTeed Landmark shingles and a complete CertainTeed Integrity Roof System. The proposal should explain the full installation, including the work that will be covered up once the shingles are on.

  • Removal of the existing shingle layer, disposal and cleanup.
  • Ice and water protection and roof underlayment.
  • Landmark shingles, starter shingles and ridge components.
  • Drip edge, pipe boots and the specified ventilation and flashing work.
  • Standard CertainTeed warranty coverage, with an optional upgrade for eligible installations.

The exact products, coverage areas and roof details belong in the written scope. New chimney flashing, skylight work, fascia repairs and expanded protection can change the price.

Compare what each proposal includes. Two prices are easier to compare when you know how each contractor is handling the old roofing, underlayment, flashing, decking repairs, ventilation and cleanup.

What makes an asphalt roof replacement cost more?

Size is only part of the estimate. These are the details that commonly change our pricing:

Pitch, access and roof shape

Steep sections, difficult access and rooflines with many separate planes, valleys and transitions change how the work is planned and carried out.

Additional shingle layers

More existing layers mean more material to remove, handle and dispose of. The starting range above assumes one layer.

Decking and fascia repairs

Rot or damaged wood adds work beyond the roofing system itself. Known repairs should appear in the proposal.

Skylights and flashing

Skylight work, chimney flashing and roof to wall connections need their own scope. Their condition and complexity affect the estimate.

Optional upgrades

Ice panels, metal valleys and full ice and water coverage can add to the material and installation cost.

The selected system and warranty

Shingle choices, accessories and an optional warranty upgrade may change the total. Ask which products and coverage your price includes.

A real example: a $9,500 gambrel garage roof.

This Dayton garage had an old, worn three tab shingle roof. We removed the existing roofing and replaced it with a CertainTeed Integrity Roof System using Landmark shingles in Cobblestone Gray.

The scope included more than new shingles.

We used WinterGuard granulated ice and water protection on the steep roof sections and VYCOR Select on the upper roof section. We also installed new lead chimney flashing.

The small lean to attached to the garage had no headwall flashing at its roof to wall connection. We installed lead headwall flashing there as part of the replacement.

The $9,500 figure is the price of this particular completed job. The 2,000 square foot example at the top is a current planning range for a different roof and scope. Neither figure sets the price for another property.

How do we handle damaged decking?

If damage is known before the estimate or found during an inspection, we include a decking allowance in the proposal’s scope. The contract also lists replacement pricing per piece, or per linear foot for plank decking.

If removal exposes damage beyond the agreed scope or allowance, we address that additional work through an approved change order. You should understand the added work and price before it proceeds.

What about the warranty?

The $12,000 to $14,000 planning example includes standard CertainTeed warranty coverage. An upgrade is optional.
