WHY THE OWNER CALLED
The roof had simply reached the end of the road.
There was no need to wait for water to come through the ceiling. The old three tab shingles were visibly aged, and the amount of vegetation on the roof made the condition hard to ignore.
Moss and other organic growth can hold moisture and debris against the shingle surface. As growth thickens, it can interfere with drainage and drying and can begin to disturb shingle edges. On a roof that is already worn out, those damp conditions can contribute to faster deterioration.
Vegetation does not automatically mean the roof deck underneath is damaged. That is why the next step was a complete tear off and direct inspection of the sheathing.
TEAR OFF AND INSPECTION
Get the old roof out of the way. Then see what is actually underneath it.
The existing roofing was stripped so the sheathing could be evaluated directly. Despite how rough the roof looked from the outside, the sheathing underneath was in good condition.
That meant there was no reason to sell the owner unnecessary decking replacement. The sound deck could stay in place and become the base for the new roofing system.
ROOF PREPARATION
The parts that disappear matter just as much as the shingles you see.
With the deck confirmed to be sound, the roof was prepared with ice and water protection and RhinoRoof U20 synthetic underlayment. The new shingles were then staged on the roof for installation.
No ridge vent was added to this shop.
This building uses an unvented hot roof assembly. The ventilation approach needs to match the actual roof assembly, so a ridge vent was not added simply because the roof was being replaced.
THE NEW ROOF
Owens Corning Duration in Desert Rose.
The old three tab roof was replaced with an architectural shingle that gives the building a completely different look while adding modern roofing performance.
Duration shingles use a reinforced woven fabric in the nailing area. It creates a clearly defined fastening zone and adds reinforcement where the shingle is secured to the roof.
The shingles used on this project include algae resistance to help fight the dark streaking associated with algae growth. That is especially relevant on a property where the old roof had significant organic growth.
No asphalt shingle should be treated as moss proof. Shade, trapped debris and surfaces that stay damp can still encourage moss. Keeping roof surfaces clear and improving drying conditions where practical can help reduce future growth.

Does moss mean I automatically need a new roof?
No. The amount of growth, the age and condition of the shingles, and the condition of the roof system all matter. On the Ossipee Hill Road project, the shingles were already well beyond their serviceable life, so replacement made sense.
Can a rough looking roof still have good sheathing?
Yes. This Waterboro roof had extreme vegetation growth on the shingles, but the sheathing was found to be in good condition after tear off. The roof deck should be evaluated based on what is actually there rather than assumed from appearance alone.
Do you always add ridge vent during roof replacement?
