Sometimes taking care of an older home starts with the roof.

That's exactly what we ran into on the Saco project shown on this page. The home had been around for a long time and still needed plenty of TLC. Before tackling everything else, the homeowner needed to protect the structure from the top down.
The existing roof was covered with aging 3-tab shingles. We removed the worn roofing and rebuilt the system with new waterproofing, underlayment, flashing, pipe boots, drip edge and Owens Corning Duration architectural shingles.

REAL SACO ROOF REPLACEMENT
The first step in bringing this home back was getting it protected.
The old 3-tab shingles had served their time. With more work still ahead for the property, installing a dependable new roof gave the homeowner a solid starting point.
Instead of treating the job as just a cosmetic shingle change, the replacement addressed the roof as a complete weather-protection system.
WHERE WE STARTED
An aging 3-tab roof on a home that still had a lot of life left in it.
This wasn't a brand-new house getting a cosmetic upgrade. It was an older Saco home that needed attention in multiple areas.
The roof was one of the most important places to start. Improving other parts of a home doesn't mean much if water is still getting through the system protecting everything underneath it.
UNDER THE SHINGLES
The part you won't see after the job is finished still matters.
Once the old roof was removed, the new weather-protection system could be installed before the finished shingles went down.
Self-adhered waterproofing installed as part of the new roof system to provide additional protection in vulnerable areas.
New synthetic felt installed beneath the field shingles.
New lead flashing integrated around the chimney as part of the replacement rather than relying on old roof details.
Roof penetrations received new boots and were integrated into the new roofing system.
New metal roof-edge protection completed the perimeter detailing of the replacement system.
THE FINISHED SYSTEM

Chateau Green gave the home a completely different look while replacing the worn 3-tab roof with an architectural shingle system.
More importantly, everything underneath the shingles was addressed at the same time — waterproofing, synthetic underlayment, chimney flashing, pipe penetrations and roof-edge protection.
A PRACTICAL FIRST STEP
You don't have to renovate everything at once.
Older homes often come with a list. Exterior work. Interior work. Windows. Trim. Mechanical updates. Landscaping. Sometimes all of it.
A sound roof gives you the ability to work through that list knowing the structure underneath is better protected from rain, snow and the next Maine winter.
That's why this Saco project stands out to us. The roof wasn't the end of the home's story. It was a solid first step.

Does an older Saco home automatically need a new roof?
No. The age of the house and the condition of the roof are separate questions. We look at the shingles, flashing, penetrations, roof deck and overall system before recommending repair or replacement.

Ice & water protection is a self-adhered waterproofing membrane installed beneath the finished roofing in vulnerable areas. It adds another layer of protection beneath the shingles where water intrusion risk is higher.
Should chimney flashing be replaced with the roof?
Chimney flashing should be evaluated during a roof replacement. On this Saco project, new lead chimney flashing was installed as part of the new roofing system.
What happens to pipe boots during roof replacement?
Plumbing vent penetrations are an important part of the roofing system. On this project, new pipe boots were installed rather than simply roofing around the old components.
